1. Acceptance of Terms
By accessing or using The Homestay Company ("THC.", "we", "us") website, services or any property listed by us, you agree to be bound by these Terms & Conditions and our Privacy Policy. If you do not agree, please do not use our services.
2. About our service
THC. offers fully-furnished shared rental homes for working professionals in Pune. We act as a service provider that curates verified flats, verifies flatmates, manages rentals, and provides housekeeping and concierge support. We do not act as a real-estate broker.
3. Eligibility
You must be at least 18 years old, possess a verifiable identity document (Aadhaar, PAN, Passport or Driving License) and a valid employment / education record to be onboarded as a tenant.
4. Bookings, deposit & rent
All bookings are confirmed only after the security deposit and first month's rent are received. Rent is due by the 5th of every month. Late payments may attract a fee of ₹100/day. Security deposit is refundable (less any deductions for damage) within 21 working days of move-out.
5. Tenant code of conduct
Tenants are expected to be respectful, hygienic and considerate to flatmates and neighbours. Substance abuse, harassment, illegal activity, or damage to property may result in immediate termination of tenancy without refund.
6. Move-out & notice period
A 30-day written notice (via WhatsApp or email to support@thehomestaycompany.in) is required before vacating. Early move-out without proper notice will forfeit one month's rent from the security deposit.
7. Cancellation & refunds
Booking tokens are non-refundable once the room is allotted. If THC. is unable to deliver the booked room for any reason, a full refund will be processed within 7 working days.
8. Maintenance & repairs
Wear-and-tear maintenance is included. Damage caused by negligence will be billed to the responsible tenant. We aim to resolve all maintenance requests within 48 working hours of being reported on our app or WhatsApp.
9. Privacy
We collect personal information (name, contact, ID, occupation) strictly for tenant onboarding, payments and compliance. Your data is shared with third-party to facilitate easy onboarding and completing the compliances. Your data is stored securely and not sold to third parties. You may request deletion of your data at any time by writing to support@thehomestaycompany.in.
10. Limitation of liability
THC. is not liable for loss of personal belongings, theft within shared premises, or any indirect/consequential damages. Tenants are advised to maintain their own renter's insurance.
11. Modifications
We may update these Terms at any time. The latest version will be available on this page; continued use of our services constitutes acceptance of the updated Terms.
12. Governing law & jurisdiction
These Terms are governed by the laws of India. Any disputes arising shall be subject to the exclusive jurisdiction of the courts at Pune, Maharashtra.
