To facilitate this, we maintain a tenant rating system that rewards positive behavior and penalizes negative actions. A high rental score can help you earn benefits such as rent discounts on future agreements, movie tickets, freebies, and much more.

To help you maintain a great rental score and foster a positive living environment, here are some essential guidelines that will contribute to a smooth and enjoyable experience at THC:

1. Maintain Cleanliness

  • Ensure that your room floor is cleaned regularly and that the dustbin is emptied before it overflows.
  • Change bed linens, shake off the rug, and wipe down your study table frequently.
  • Ensure that your toilet is functioning properly and cleaned by the housekeeper on a weekly basis.

2. Respect the Community

  • Adhere to the rules and regulations of your society and respect local laws.
  • Be mindful of noise levels, particularly after 11 PM, to ensure a peaceful living environment for all residents.

3. Ensure Safe Living

  • Smoking inside the house is strictly prohibited. Most of our homes provide a balcony for smoking to avoid triggering fire alarms and creating health hazards indoors.
  • Always lock the main door when leaving. THC does not cover losses from theft.

4. Take Care of Appliances and Furnishings

  • Use appliances and furniture responsibly, and report any damage or general wear and tear to us immediately.
  • Do not leave laundry in the washing machine for extended periods, as it may inconvenience your flatmates.

5. General Maintenance

  • Water the plants regularly; they add beauty and life to your living space, and we encourage you to enjoy gardening as a hobby.
  • Keep your dining area tidy and avoid leaving leftover food out, as this attracts pests.

6. Considerate Behavior

  • Engage with your flatmates and show consideration for their space and needs. Small gestures, like asking how their day was, can foster a sense of community and friendship.
  • Maintain cleanliness in common areas such as the kitchen and living room, ensuring they remain presentable for all tenants.

7. Additional Considerations

  • Do not dispose of appliance boxes (e.g., TV or other electronics) that are provided at the property.
  • Always pay your rent on time to ensure smooth operations, as our homes are maintained and serviced regularly.
  • Inform us of any damages or issues as soon as they arise, so we can address them promptly.
